NOTE: In order to record a deed in Arizona, the document must have top, bottom and side margins which conform to the requirements of law. The top margin on the first page is different from the top margin of the following pages. Also, an "Affidavit of Value" must be prepared and submitted with the deed, unless the deed is exempt from the affidavit requirement. If an exemption applies, the deed must bear the citation to the correct exemption. Under some circumstances, the use of a "straw person" may be necessary to create a valid right of survivorship.

Property").

Subject to current taxes and other assessments, reservations in patents and all easements, rights-of-way, encumbrances, liens, covenants, conditions, restrictions, obligations and liabilities as may appear of record, Grantors hereby warrant the title as against all persons whomsoever.
